GAF Underlayment & Deck Repair: The Fresno Owner’s Guide

If your GAF roof system is showing signs of failed underlayment or a soft deck, we stock GAF-compatible underlayment and repair deck sections in Fresno, with most repairs running between $450 and $1,900 installed depending on how many squares of decking and underlayment need to come out. Most jobs are completed in one day once we’re on site. Homeowners usually discover the problem the hard way: a water stain on the ceiling after a hard Central Valley rain, or a roofer who found spongy plywood during a routine inspection. Erik Lindgren puts it plainly: tell me what you are seeing on the ceiling and I will tell you exactly what is happening six feet above it.

Which GAF Models This Applies To

GAF underlayment is not a one-size-fits-all product, and we work with the full range of what Fresno homes carry. The most common setups we encounter are GAF Deck-Armor breathable synthetic underlayment under Timberline HDZ or UHDZ architectural shingles, Tiger Paw under certain GAF designer lines, and StormGuard ice and water shield in valley and eave applications. Older Fresno roofs from the 1990s and early 2000s often have felt paper underlayment that has dried to a brittle sheet, especially in Tower District bungalows and Sunnyside ranch homes where attic ventilation runs hot.

Identifying what you have is straightforward. We check the exposed underlayment at the rake edge and eaves during an inspection, look for GAF markings on any tear-off material, and match decking thickness to the original sheathing, typically 1/2″ or 5/8″ CDX plywood or OSB on most Fresno homes built after 1980. For GAF systems specifically, OEM underlayment keeps the manufacturer’s system warranty intact, and that’s a real consideration if your shingles are still under the GAF warranty window. We will always price both OEM and equivalent options so you can decide with the full picture.

Signs Your GAF Underlayment & Deck Repair Is Failing

Here is what we see most often on Fresno roofs before a repair call comes in:

  • Water stains on ceilings or walls, especially after a hard rain. Underlayment is the last line of defense under shingles. When it cracks or tears, water reaches the deck and finds the path of least resistance into the house. By the time you see the stain, the deck below is usually already soft.
  • Spongy or bouncy spots when you walk the roof. This is deck rot, plain and simple. Fresno’s dry summers bake wet plywood hard and then winter rains re-soak it, so the rot moves in cycles and the deck loses structural integrity from the top down.
  • Granule loss in gutters with visible underlayment showing through shingles. When shingles fail and expose underlayment to direct UV, the underlayment degrades fast. Synthetic products like Deck-Armor handle UV better than felt, but no underlayment is designed to be a permanent exposed surface.
  • Curling or buckling shingles along the eaves or valleys. This often points to underlayment that has wrinkled or delaminated underneath, usually from trapped moisture or age. The shingles are still there, but they are no longer lying flat against a solid surface.
  • Damp or musty attic smells with no obvious leak. A failing deck lets moisture wick into the attic even when water is not actively dripping. In Fresno’s hot attics, that damp smell can bake off during summer and return every winter, which is why homeowners often dismiss it for years.

Replacement Cost & What’s Included

In Fresno, GAF underlayment and deck repair typically runs between $450 and $1,900 installed. The lower end covers one or two sheets of decking replacement with new synthetic underlayment in a small section, typically around a chimney, skylight, or plumbing vent. The upper end covers larger deck sections of ten sheets or more plus full underlayment replacement across an entire roof plane.

What drives the range: the number of deck sheets that need replacing, whether the underlayment is partial or full-plane, access difficulty on steep pitches (we see a lot of 6:12 and steeper on north Fresno two-story homes), and whether existing shingles are being re-used or replaced. You will always see a written, itemized price before we start. We do not do open-ended time-and-materials on these repairs. Every job includes shoe covers and drop cloths through the interior, a full debris clean-up with a photo before the crew leaves, and the 365-Day Done Right Promise: if the repair is not right, we make it right. The workmanship is also backed by the Cedarwell Care Promise, which our crews have worked under since 2000.

DIY or Call Us?

You can safely check a few things from inside your home: look for fresh water stains on ceilings, press gently on attic decking with a gloved hand near known stain spots, and check gutters for unusual granule buildup after a storm. What you should not do is walk a roof you do not know, pull up shingles, or attempt underlayment repair yourself. The risk is not just the fall. Improperly lapped underlayment leaks, and a deck that feels solid from above can be rot-hollowed underneath. On any home with a pitch over 4:12 or a second story, the stakes climb fast. If you have a stain, a soft spot, or just a suspicion, call us at (559) 785-9461. We will get on the roof, take measurements, and hand you a written price before anything gets touched.
