IKO Flashing Replacement: The Fresno Owner’s Guide

IKO flashing replacement in Fresno typically runs $320 – $680 installed for most residential roofs, depending on the flashing type, roof pitch, and how much of the surrounding area needs to be opened up. We stock IKO-compatible step flashing, pipe boot flashing, valley flashing, and counter-flashing on the truck, and we can usually complete the swap the same day we diagnose it.

Most Fresno homeowners find out their flashing failed the hard way: a water stain on the ceiling after a hard rain, or granules and rust collecting in the gutter below a pipe boot. The flashing itself is rarely visible from the ground. By the time you see a symptom inside the house, the flashing has usually been quietly failing for months. The good news is that flashing replacement is one of the most common repairs we do, and it’s an exact job when the right part is matched to the roof.

Which IKO Models This Applies To

IKO flashing works across their shingle lines, including Cambridge, Dynasty, Nordic, and Royal Estate, because the flashing itself is a metal component that interfaces with the shingle rather than being part of the shingle. That said, there are compatibility details worth knowing before anyone climbs the ladder.

IKO’s Cambridge line is by far the most common on Fresno homes, and its dimensional profile creates a slightly thicker shingle edge than older 3-tab profiles. That means step flashing needs to be cut or ordered with enough vertical rise to clear the extra thickness. If you’re replacing flashing on a roof that was installed with the older IKO Marathon or Chateau 3-tab lines, a standard 5-inch step flashing usually works, but a 7-inch rise is often the safer match on dimensional shingles with exposure variations.

We recommend matching the flashing material to the roof’s expected lifespan rather than just the shingle brand. Galvanized steel G-90 flashing is the baseline. In Fresno, we lean toward aluminum flashing for most IKO roofs because it resists the oxidation that comes with our hard-water rain streaks and long dry summers. For pipe boots, the IKO-style universal EPDM collar boot fits most 1½-inch and 2-inch vent pipes, but if the original boot is cracked or dry-rotted, we replace the whole assembly rather than caulking around it. Caulk is a temporary patch, not a repair.

Birchbark Roofing Fresno is an independent service provider and not affiliated with IKO. We work with IKO materials and IKO-compatible flashing, and we’ll tell you honestly when a quality aftermarket part works as well as the OEM piece. For flashing, that’s almost always the case. For specialized IKO ridge cap accessories, we’ll source OEM when needed.

Signs Your IKO Flashing Replacement Is Failing

  • Water staining on ceilings or walls near exterior edges. This is the most common first sign. Water follows the underside of the roof deck and appears several feet away from the actual leak. The flashing at a roof-to-wall transition or chimney base is usually the culprit when stains appear near the house perimeter.
  • Rust, cracks, or lifted metal visible around chimneys, skylights, or vent pipes. Fresno’s wet-then-dry cycle is hard on flashing. Metal expands and contracts with temperature swings, and over 10 to 15 years, that movement cracks the solder joints and fatigues the metal itself.
  • Granules from shingles collecting in gutters directly below a pipe boot or valley. When flashing fails, water gets underneath the shingles and breaks down the asphalt bond. The granules wash out first, so a pile of granules in one concentrated gutter spot points to a flashing leak above it.
  • Separation between the roof and an adjacent vertical wall or chimney. In Fresno’s Tower District, we regularly see bungalows where the original step flashing was never properly interwoven with the shingle courses. Over time, the caulk line cracks and pulls away, leaving a visible gap.
  • Mold or mildew odor in a room that shares a wall with a chimney chase or exterior wall. This is the silent failure. You may never see a stain; you’ll notice the smell first. By that point, the flashing has been leaking long enough for moisture to penetrate the wall cavity. That’s the point where a simple flashing swap becomes a more involved repair.

Replacement Cost & What’s Included

In Fresno, IKO flashing replacement costs break down like this:

  • Pipe boot flashing replacement: $320 – $450 installed, including the new boot, sealant, and shingle re-setting around the pipe.
  • Step flashing replacement (up to 12 linear feet): $400 – $580 installed, including removing and re-installing the adjacent shingle courses.
  • Valley flashing replacement: $480 – $680 installed, including new valley metal and re-laying the shingles on both sides.
  • Chimney or skylight counter-flashing: $450 – $650 installed, depending on access and the condition of the surrounding masonry or curb.

These numbers include labor, materials, and disposal. What changes the price most is access. A single-story roof with a walkable 4/12 pitch is the low end. A two-story home in Woodward Lake or a steep roof near Millbrook and Herndon pushes toward the high end because of ladder time and safety setup.

Every Birchbark Roofing Fresno estimate is a written price in dollars before any work starts. You see the exact number, and that number doesn’t change unless you ask us to do additional work. That’s the Cedarwell Care Promise: a written price, no change orders, and a 365-Day Done Right Promise on every flashing replacement we install. If it leaks again within a year, we make it right.

DIY or Call Us?

Flashing replacement on an IKO roof is not a ladder-and-caulk job. The flashing sits underneath shingle courses, which means proper replacement means lifting or removing shingles, removing old fasteners, and re-sealing in the right sequence. Done wrong, the roof leaks worse than before.

What you can do safely from the ground: check for visible rust, lifted metal, or missing pipe boot collars with a pair of binoculars. Check the attic for daylight penetration around vent pipes on a sunny day. Check gutters for concentrated granule piles. Those observations help us quote faster and more accurately. What you shouldn’t do is climb onto a steep Fresno roof with a tube of caulk. We’ve repaired more DIY flashing patc

If you call us at (559) 785-9461, we’ll walk the roof, identify the exact failing flashing, and show you what’s going on with photos before we touch anything. Erik Lindgren has been running flashing diagnoses across Fresno for more than a decade, and he’ll tell you what needs replacing and what doesn’t. The estimate is free, and the price you get is the price you pay.
