IKO Underlayment & Deck Repair: The Fresno Owner’s Guide
IKO underlayment and deck repair in Fresno typically runs $1,400 to $3,800 installed, depending on how much sheathing has rotted and how many squares of underlayment need replacing. We stock IKO-compatible synthetic underlayment, peel-and-stick Ice & Water Shield, and CDX plywood on our trucks, so most Fresno jobs are done in one day. The way homeowners usually find the problem: a leak shows up on the ceiling after a heavy rain, and when we pull back the shingles, the underlayment is torn or the deck has gone soft underneath.
What surprises most people is that the shingles often look fine from the ground. The IKO shingle can be doing its job while the layer beneath it quietly fails. That’s the part we end up replacing most often. If you’re seeing stains on the ceiling or daylight through the attic boards, call (559) 785-9461 and we’ll walk the roof with you before anyone touches a nail.
Which IKO Models This Applies To
This page covers IKO residential steep-slope systems: the Cambridge, Dynasty, Nordic, and Royal Estate lines being the ones we see most across Fresno rooftops. Underlayment and decking are not shingle-specific in the way a starter strip or ridge cap is, but the way IKO systems are built means we match the underlayment to the IKO installation spec, not just any roll off the shelf.
Here’s the compatibility gotcha most Fresno homeowners run into: IKO’s warranty documentation requires a specific underlayment configuration, and if a previous repair used the wrong product, the warranty is effectively void. We’ve pulled back IKO shingles in the Tower District and found builder’s felt where a synthetic or peel-and-stick underlayment should have been. It held for a while, then the Central Valley sun baked it brittle and the first real rain found every seam. If you have the original paperwork, the underlayment spec is printed on the installation instructions. If you don’t, we identify the IKO product by the shingle markings and measure the deck spacing, then match the underlayment accordingly.
On the OEM question: IKO does not manufacture its own underlayment under a “genuine IKO part” label in the way an appliance maker does. They specify performance tiers. We install quality equivalent products, IKO-approved synthetics and Grace or GAF Ice & Water Shield where code requires it, and we’re clear about that on the written estimate, so you know exactly what’s going under your shingles and why. Birchbark Roofing Fresno is an independent service provider and is not affiliated with IKO.

Signs Your IKO Underlayment & Deck Repair Is Failing
- Water stains on the ceiling after rain, not necessarily every rain. This usually means the underlayment has a tear or a nail pop letting water through only when wind drives rain at a particular angle. Erik Lindgren calls this the “tell me what you’re seeing on the ceiling” test because the stain location and timing tell us a lot about what’s happening six feet above it.
- Soft or spongy spots on the roof deck, felt from inside the attic. If the sheathing gives underfoot, water has been sitting in the wood. In Fresno’s dry summers it can dry out, but the structural damage remains and the board will eventually fail under the next wet season.
- Granule loss collecting in gutters, especially from IKO Cambridge shingles. Granules shed as the shingle ages. Once enough granules are gone, the shingle’s asphalt layer is exposed and the underlayment underneath starts taking UV and heat damage it was never meant to endure.
- Bubbled or wrinkled shingles visible from the ground. That ripple pattern often means the underlayment beneath is buckling or the deck is swelling from trapped moisture. It’s a buckle, not a cosmetic issue, and it will not self-correct when the weather cools.
- Daylight visible through the attic deck boards. If you can see gaps or light where sheathing should be solid, the wood has split or shrunk. Underlayment cannot span a gap, which means water has a direct path in.

AfterReplacement Cost & What’s Included
For a typical Fresno ranch home, budget $1,400 to $3,800 for IKO-compatible underlayment replacement with any needed deck repairs. The range depends on three things: how many squares of roof are involved, how much sheathing must be cut out and replaced, and whether the roof is walkable or requires fall protection and extra time.
Line-item breakdown for a standard 1,500-square-foot roof:
- Underlayment removal and replacement: $900 to $1,800 depending on square count and existing material condition.
- Deck repair (CDX plywood, cut out and replaced as needed): $85 to $115 per 4×8 sheet including labor. Most Fresno homes need 2 to 6 sheets replaced.
- Peel-and-stick Ice & Water Shield in valleys, eaves, and penetrations: $350 to $700 typical.
- Fasteners, sealants, and job cleanup: included in the estimate, never a surprise line item.
Every Fresno customer gets a written price in dollars before we start. That’s not an option, it’s how we work. The 365-Day Done Right Promise covers every underlayment and deck repair we install, and the Cedarwell Care Promise means shoe covers at the door, drop cloths through the hallway, and a photo of the completed clean-up before the crew leaves.
DIY or Call Us?
Deck repair and underlayment replacement is not a weekend project for most homeowners, and it can be genuinely dangerous work. You’re on a sloped surface, often in Fresno heat, handling full sheets of plywood while managing a nail gun. One wrong step sends you off the roof. We do not recommend DIY here, and we’ll be straight with you about that.
What you can safely do: get into the attic with a flashlight on a clear day and photograph any dark spots, daylight gaps, or sagging boards. That information helps us narrow down the repair scope before we even set up a ladder. If the deck feels soft when you press on it from inside, do not walk on that section from above until we’ve assessed it. Call (559) 785-9461 and we’ll come out, inspect the full roof, and give you a written price before any work starts.
FAQs
In the Central Valley, expect 15 to 25 years from a properly installed synthetic underlayment, less for builder’s felt. The real variable is heat cycling: Fresno’s 100-degree summers bake the material and break down its water-shedding surface faster than coastal climates. Decking, if kept dry, lasts the life of the home; if water gets through, it can fail in five years. Call (559) 785-9461 and we’ll tell you honestly whether yours has years left or months.
Small tears or nail pops can be patched, and we do that when the surrounding material is still sound. But if the underlayment is brittle, wrinkled, or has more than a couple of failed spots, patching is throwing good money after bad. We’ll show you photos from the roof so you can see exactly what we’re seeing before you decide.
Most Fresno homes are done in one day, start to finish. Larger roofs with extensive deck replacement may run two days. You’ll have a clear timeline on the written estimate, and we respect your family’s schedule, including quiet hours and door schedules if the dog needs to stay inside.
Yes. Our crews carry synthetic underlayment, peel-and-stick membrane, and CDX plywood on every job. We also work with materials from GAF, Owens Corning, and CertainTeed when the roof system calls for a different manufacturer’s spec. Call (559) 785-9461 and we’ll confirm what’s on the truck for your job before we arrive.
