Tamko Roof Replacement in Fresno: What to Know First

Tamko roof replacement in Fresno typically costs between $11,500 and $24,000 for a full tear-off and re-roof on an average single-family home, with most jobs completed in 3 to 5 working days. We’re an independent Tamko service provider, which means we work on the roof you already have with no push toward any particular brand when it’s time to replace. If your Tamko shingles are curling, granule-shedding, or showing water stains on the ceiling below, call (559) 785-9461 and we’ll give you a written price before any work starts.

This page is for Fresno homeowners who already have Tamko shingles and need straight answers about replacement: what fails, why it fails here in the Central Valley heat, what the job costs, and how we protect the inside of your house while we tear the old roof off.

How Tamko Products Fail – and How We Fix Them

Every shingle brand has its own fingerprints when it fails. Tamko is no different. Here’s what we see on Fresno roofs, by product line, and what we do about it on a replacement job.

  • Heritage series granule loss and cupping. The Tamko Heritage line (Heritage 30 and Heritage 50) is common on Fresno tract homes built from the mid-2000s onward. After 15 to 20 Central Valley summers, we see heavy granule shedding into the gutters and cupping at the shingle edges. The fix is full replacement with a properly ventilated deck. Leading-edge granule loss on Heritage shingles is often mistaken for storm damage, but it’s a manufacturing-era issue compounded by heat. We flag this because it changes the warranty conversation, not because the shingle is defective on every roof.
  • Lamarite slate and shake composite cracking. Lamarite was Tamko’s composite slate and shake line, discontinued years ago but still on hundreds of Fresno homes in Woodward Park and the Sunnyside area. The plastic base layer gets brittle in sustained 100-degree heat and cracks at the nail line. Once the substrate cracks, water gets under the shingle and you get slow, hidden deck rot. Replacement almost always requires a full tear-off down to the decking. We inspect the decking sheet by sheet on these jobs because the water damage is rarely visible from the attic.
  • MetalWorks steel shingle seam separation. Tamko MetalWorks steel shingles have interlocking seams that can open up along the rake edges when installed over uneven decking. In Fresno’s older neighborhoods, like the Tower District, wavy 1950s roof decks make this worse. If you’re seeing lifted edges or hearing a ticking sound in wind, the seams are failing. On replacement, we often recommend going back to asphalt architectural shingles unless you specifically want to stay with steel, and we’ll show you the price difference in writing.
  • Elite Glass-Seal thermal splitting. Tamko Elite Glass-Seal is an older 3-tab line that hasn’t been installed as new construction for years, but plenty of Fresno homes still have it. The glass-fiber mat was decent, but the sealant strips fail after about a decade, and in our heat the tabs lift and tear. This roof is usually past repair by the time we’re called. Replacement is a standard full tear-off, and we’ll talk through whether a Heritage architectural or a different brand like GAF or Owens Corning fits your budget better.
  • Underlayment and flashing failures on Tamko jobs installed by other crews. We replace a lot of Tamko shingles where the shingle itself wasn’t the primary failure. The original installer used builder-grade felt or skipped replacing the flashing at the roof-to-wall junctions, and the Tamko shingles get blamed. On every Fresno replacement, we inspect the flashings, valleys, and pipe boots and include their replacement in the written quote. We don’t re-use old flashing under new shingles. That’s how you get a 30-year shingle on a 5-year roof.

Our Tamko Roof Replacement Process

  1. 1
Call and walkthrough. You call (559) 785-9461. A live person answers, day or night. We schedule a time that works for your family, and we arrive with a tape measure and a flashlight, not a glossy brochure.
  2. 2
Roof and attic inspection. We get on the roof and into the attic. We look at the Tamko product line you have, the decking condition, the ventilation, and the flashings. We photograph what we find. You get copies.
  3. 3
Written, itemized price. Before any work starts, you get a written price in dollars. Tear-off, decking replacement if needed, underlayment, shingles, flashing, vents, hauling, clean-up. No verbal estimates. No “we’ll see what we find” pricing.
  4. 4
Protection plan for your home. Shoe covers at every door. Drop cloths through the hallways and on floors where we’ll walk. A door schedule if your dog needs to stay inside. We use pet-safe product choices where there’s a choice.
  5. 5
Tear-off and replacement. We strip the old Tamko roof, inspect and replace damaged decking, install new underlayment, flashings, and shingles. If your decking is shot, we show you before we replace it, with the per-sheet price already in your written quote.
  6. 6
Clean-up, photo proof, and walkthrough. We magnet-sweep the yard for nails, clear all debris, and photograph the completed clean-up before the crew leaves. Then we walk the roof with you if you want to see the work up close. Every job carries the 365-Day Done Right Promise: if it’s not right, we make it right.

What Tamko Roof Replacement Costs in Fresno

Most Tamko roof replacements in Fresno run between $11,500 and $24,000 depending on the home’s square footage, roof pitch, decking condition, and whether you stay with Tamko or switch brands. Here’s the line-item reality, not a guess:

  • Full tear-off and re-roof with Tamko Heritage architectural shingles: $11,500 – $18,000 for a typical 1,800 – 2,600 sq ft single-story Fresno home. Two-story homes and steep pitches push toward the high end.
  • Decking replacement: $85 – $140 per sheet if the old Tamko roof leaked into the decking. Older Tower District bungalows often need 6 – 12 sheets replaced. You’ll see the per-sheet price in writing before we pull a single nail.
  • Roof-to-wall flashing, valley flashing, and pipe boot replacement: $500 – $1,800 total on most jobs. This is not optional on a proper replacement.
  • Ventilation upgrades (ridge vents, intake vents): $400 – $1,200. Fresno attics hit 140 degrees in July. Your new shingles will last longer with proper airflow.

What moves the price most is the decking. Until we get the old Tamko shingles off, no contractor can see what’s underneath. That’s why we inspect the attic first and write the decking replacement line-item into your quote at a set per-sheet rate. You’ll never get a change order with a mystery number on it.

Call (559) 785-9461 and we’ll schedule a free estimate with a written, itemized price for your specific roof.
